Forest Park Criteria

All applicants must meet the following criteria in order to be approved for residency.

APPLICATION AND FEES:  

  1. Anyone wishing to apply for residency at Forest Park Community must complete and sign the TAA Rental Application. Spouses may complete a single application and pay a single application fee. Roommates must complete separate applications and pay separate application fees. Applications must be filled out completely and signed by all applicants. Minor children will be listed as occupants and do not need to sign the application. Anyone wishing to apply for residency at Forest Park Community must complete and sign the TAA Rental Application. INCOME, CREDIT, CRIMINAL, AND RENTAL HISTORY:

  1. Tenant Tracker’s credit report must show no collections to utility providers. If credit report shows any collection(s) to a utility provider, an applicant must provide proof of payment in full and proof that utilities are/may be turned on in the name of an adult household member in order to qualify.
  2. Applicant(s) monthly gross salary must be at least 1.5 times the amount of the current rental rate and total household gross annual income must not exceed 80% of area median income. If the applicant is receiving Housing Choice Voucher (HCV) assistance from the Housing Authority of San Angelo (HASA), the income requirement of 1.5 times the amount of rent will not be required. If the applicant(s) does not have an HCV and does not meet the income requirements, they may still be able to qualify for residency with a Co-Signer.
  3. Tenant Tracker and/or on-site verification must show that the applicant owes no money to another property. If an applicant does owe another property money, they can still be approved if verification of payment in full is provided.
  4. If an applicant has been evicted from another property due to non-payment of rent or other funds, disturbances, or other infraction of community policies and/or lease agreements, or leaves a property owing damages, they can be denied residency based on negative rental history reports.
  5. If an applicant has a criminal history with a conviction for drug related or violent criminal activity which would include any conviction(s) with the use of firearms, crimes of a sexual nature, crimes against property or persons, such and arson and theft, and/or drug related offenses, the application will be denied.

 

SENIOR SITES (Alta Loma/Rio Vista)

  1. Elderly (55+) AND/OR Disabled head of household. Disabled head of household does not have to be 55+, but do need to provide verifiable disability. 

 

REQUIREMENTS OF A CO-SIGNER:

If an applicant does not meet the income or credit requirements, they may still be able to qualify with a Co-Signer. A Co-Signer must sign a Guaranty of Lease. The Guaranty of Lease states that the Co-Signer will be responsible for paying all rent and other charges incurred by the resident should they fail to do so. If the applicant needs a Co-Signer to be approved for residency, the Co-Signer will complete a Guaranty of Lease, which will be processed in the same manner as the applicant’s application. Co-Signer will need to make a gross monthly salary of at least 2.5 times the amount of the rent the resident will be required to pay. If the Co-Signer does not meet any of the requirements, the application will be denied, and another Co-Signer will be needed. The first Co-Signer application will be processed at no cost; additional Co-Signers will be required to pay an application fee of $25. Please note that a Guaranty of Lease is not a commitment of support. It does not require that the Co-Signer provide any funds to the applicant or to Forest Park Community, except in the event that monies are due, and the applicant does not pay.

 

VETERANS ADMINISTRATION SUPPORTIVE HOUSING (VASH):

    1. Applicants participating in HUD-VASH will be required to submit an application in accordance with the above policy, however, the application fee will be waived.
    2. Income, credit, and rental history will be verified for informational purposes only and will not be used to determine tenancy..
